Proof of employment from employer is required for application. Lease Term is for 1 year. If occupancy is for less than a twelve (12) month period, Renter will be liable for the remaining months of rent. Rent to be paid on the 1st of each month. Late fee of $25 will be charged per day after the 5th of each month. Security Deposit is equivalent to 2 months rent and a non-refundable cleaning fee of $500 will be collected before occupancy begins. The premises shall be occupied by the Renter only. Subletting is NOT allowed. Renter responsible to pay for all utilities fees (including City of Vancouver water, PUD electricity, NW Natural gas, cable, Waste Connection garbage and recycling, etc.) Garbage cans to be put away (out of sight) except for the day of garbage pickup. Any unpaid utility bills that landlord clears on behalf of Renter, will be charged to Renter with 5% processing fee. Failure to pay will result in immediate termination of lease, forfeiture of security deposit, and late fees will accrue as stated above. In the event of default in payment of any installation of rent or the expirations of said term of this lease, Renter will immediately quit and surrender the said premises to Landlord. At all times, Renter is... (1) To keep said premises in a clean and sanitary condition; (2) To properly dispose of rubbish garbage and waste in a clean and sanitary manner at reasonable and regular intervals and to assume all costs of extermination and fumigation for infestation caused by Renter; (3) To properly use and operate all electrical, gas, heating, plumbing facilities, fixtures and appliances; (4) To not destroy, deface, damage, impair or remove any part of the premises, their appurtenances, facilities, equipment, furniture, furnishings, and appliances, nor to permit any member of his/her family, invitee, licensee or other person acting under his control to do so; No damages of the premises--inside and outside--other than regular wear and tear. Tenant must return the premises in "broom-clean" condition. Tenant is responsible for legal fees for property damages, related lease violation issues, and HOA fines. (5) Not permitted to cause any nuisance or common waste. (6) To not cause noise or other nuisance so as to garner complaints from HOA, neighbors or law enforcement (e.g., loud party noise, domestic disturbance or fights, etc.), (7) To keep the premises safe, clean and shovel snow so that it does not cause hazard to pedestrians, (8) Not allowed to smoke or vape on premises, (9) Not allowed to grow or smoke marijuana, or use illegal drugs, (10) Not allowed to participate in illegal activities, Renter to notify landlord within 30 days of move-in of any issues that require attention or repair. Beyond 30 days of move-in, Renter needs to notify landlord of any new issues (not caused by Renter) that require repair within 1 day in writing. Landlord will endeavor to repair the issue as soon as possible. Renter shall permit landlord or landlord's agent to enter the premises at reasonable times and upon reasonable notice for the purpose of making necessary or convenient repairs, or to show the premises to prospective tenants, purchasers, or mortgagees, etc. Landlord shall not be liable for any damage or injury to Renter, or any other person, or to any property, occurring on the premises, or any part thereof, or in common area. HOA to provide front yard maintenance, but Renter to take care of all landscaping in backyard. Renter agrees to remove weeds and keep the shrubbery thereon in good order and condition, and to keep the sidewalk, surroundings and said premises free and clear of all obstructions; to replace in a neat and workmanlike manner all glass and doors broken during occupancy thereof; to pay due precaution against freezing of water or waste pipes and stoppage of same in and about said premises, and that in case water or waste pipes are frozen or become clogged by reason of neglect of Renter, the Renter shall repair the same at his/her own expense as well as all damage caused thereby. Renter shall not use said premises for any purpose other than that of a residence and shall not use said premises or any part thereof for any illegal purpose. Renter agrees to conform to municipal, county and state codes, statutes, ordinances and regulations concerning the use and occupation of said premises. Renter to follow HOA rules at all times and is responsible for any HOA penalties incurred. No pets or animals are allowed on the premises. Although the Landlord has purchased fire insurance on the premises in case of fire damage, the insurance does not cover the Renter's personal items. Renter must obtain personal (Renter's) insurance to protect their own personal property during a fire or theft or other incidence. Renter insurance is required for entire duration of renting. Landlord shall have the right to place and maintain "For Rent" sign in a conspicuous place on said premises for thirty days prior to the vacating of said premises. Landlord reserves the right of access to the premises for the purpose of (1) inspection; (2) repair, alterations or improvements; (3) supply services; or (4) to exhibit or display the premises to prospective or actual purchasers, mortgagees, tenants, workmen, or contractors. Failure to comply with any of these terms will result in immediate termination of lease and subsequent eviction.
