Lease is 1 year and then month to month after that. Rent is $3,800.00 per month on a year lease then becomes month to month. Shorter lease options can be available but at a higher monthly rent & deposit (shorter leases may only renew at original lease terms). Security deposit is $4,200.00. Move-in costs are first month rent + deposit, equaling $8,000 total. A pet or pets will increase monthly rent and total move in costs. Security deposit cannot be applied to last months rent. No smoking is allowed on the premises. Renters insurance is required. Pets: Small dogs and cats are allowed for a maximum of 2 small pets total. A pet has an additional rent charge of $60 per month per pet. Example: 1 pet increases total rent to $3,860 per month, 2 pets increases rent to $3,920. No subletting of any rooms or space on the property is permitted (including garage space). Rent is required to be paid in full (no partial rent payments) by the 1st of the month. Rent not received by the 5th of the month incurs an additional 2.75% late fee. Property Tour: A person interested in applying must schedule time with the property manager and tour the property prior to applying to rent. No application will be accepted without a prior walk through of the property with the property manager. Each intended occupant over the age of 18 must complete an application and background check, with the non-refundable background check fee of $50 to be paid by the applicant. Rent-to-income ratio of 30% or 3x monthly rent and an excellent credit score (705 +) are requirements for occupancy. Applicants must have no prior evictions, no bankruptcies, nor liens. Positive current landlord reference and employment reference required. Utilities & Responsibilities: Weekly garbage service (+ recycling & compost) is included in rent. Tenant is responsible for establishing services and payment of all other monthly utilities (electricity, gas, water, sewer, internet). Tenant agrees to maintain patio with cleaning up of leaves, debris, and trimming of plants and trees. For the water softener in the garage, an initial 6 to 9 month supply of salt pellets will be provided (depends on tenant water usage).
