Located just a little over half an hour west of downtown Pittsburgh in the suburb of Weirton, West Virginia and about 20 minutes from the airport. Get Pittsburgh area living but West Virginia pricing. Recently remodeled home features full frontal porch, fully illuminated basement with a garage door entry, laundry connections, and door access to the HUGE fenced backyard. Main floor has living room, bedroom, full bathroom, office, dining room, and kitchen with mudroom access to the HUGE fenced backyard. Upstairs has a full master bedroom suite pre-wired for surround-sound including a full bathroom with large soaking tub with available television setup and plenty of closet space. There are also 4 attic spaces accessible from the upstairs area that are decked and fully illuminated with power receptacles. The home has some smart compatible plugs and switches throughout that connect to Wi-Fi bringing 21st century tech into this quant home that keeps some of its original character in other ways. It is also wired for either satellite or cable, and there is an outdoor mounted HDTV antenna pointed towards Pittsburgh as well if you have a DTV capable television. The HUGE backyard is great for kids or dogs and over half of the total area is fenced. The property line is actually down by the neighbor's driveway at the next house down Blanar Avenue. This means a substantial amount of parking frontage too. Requirements: Long-term leases only. (No rent increases during the lease term!!) Ideal lease would be for at least 3-5 years. Subletting is prohibited. All occupants must be listed in the lease contract. Any additional later occupants would have to be placed in an addendum and approved by the lessor. Must make minimum 4x rent price income to qualify. Renter(s) must provide proof of income. Renter must have positive rent history or mortgage payment history and good credit report. Ideal candidates would be responsible individuals of good moral character with good standing in their community. Both first and last month's rent must paid at lease signing prior to move-in. A security deposit of $1,000 also to be paid prior to move in at lease signing. (This would be refunded at move-out pending no damages to be repaired/replaced.) Additional security deposit of $500 for pets prior to move-in. (Same rules as other deposit, but only incurred if any applicable pets in home.) Smoking cigarettes, cigars, marijuana, or tobacco inside the home are all strictly prohibited and grounds for imminent eviction. (Non-residue vaping is exempt.) Any illegal drug or felony activity committed on the property would also be grounds for imminent eviction. An eviction from the property would also result in the forfeiture of any paid deposit(s) and the value of the final month's rent payment. Renter must arrange to have all required utilities connected in their name by the move in date including Mon Power electric, Mountaineer Gas, Weirton city Sewer/Trash. (Comcast/Frontier are also available, but optional.) The house has a well so there is no water bill, just need to pay for sewer and trash. (No City of Weirton water issues!! - Also no septic tank issues!! - Best of both worlds!) The City of Weirton also requires an annual Police/Fire service fee to be paid, which comes through the same billing process as the monthly sewer and trash bill. This fee is responsibility of the occupant/tenant and will come in their name, usually around Sep/Oct. Rent is due by the 15th calendar day of the month each month, regardless of the number of days within the month and regardless if it falls on a standard business day, weekend, or holiday. Late rent payments received after the 15th shall incur a 5% late fee in addition to the rent. Renter should furnish and maintain a valid renter's insurance policy throughout the lease term with a liability clause naming the lessors as the beneficiary for any losses resultant from renter's actions/circumstances/negligence where the renter would be liable for the damages to the property of the lessor. (Renter is also encouraged to obtain a renter's policy covering renter's possessions since the lessor's insurance only cover's the physical real property/liability of the lessor.) Renter is required to maintain the property and keep it clean as if it was their own. This includes keeping the utilities running to avoid property damage, yard maintenance to avoid civil penalties and keep up the overall neighborhood aesthetic, and interior/exterior cleanliness with appropriate trash/waste disposal to maintain property value and prevent bug/critter or mold infestations. Hoarding conditions will not be tolerated. Lessor reserves the right to perform random inspections on the property either themselves or by an appointed agent of their choosing. Should the need for an inspection arise, due notification will be provided to the tenant as much as practically possible. The only lessor covered appliances are the kitchen stove, the water well pump system, the water heater, the water softener, and the basement furnace boiler. This coverage applies only to their general functionality as intended and does not apply to aesthetic or feature preferences. In the event of a failure of a covered appliance, we reserve the right to choose the replacement unit, which may or may not be identical to the one that was originally in the residence. We also may consider at our discretion to allow tenant to replace the failed item with one of their choosing and subtract the cost from their rent due, but that would have to be evaluated on a case by case basis. All of the covered appliances are relatively new in age, so we are not anticipating any near term failures on any of them. NOTE: Normally covered appliances that fail as a result of tenant abuse/misuse will be the responsibility of the renter to replace and are not covered by the lessor. (i.e. improper use, failure to keep bleach mix in the well tank, or salt in the water softener) In that case, the replacement unit must be equal to or exceed the previous one. The house also does have a high quality whole-home reverse osmosis water filtration system. These filter cartridges are typically replaced on an annual basis depending on the water volume use. I have typically replaced them the first week of January each year, so there will be approximately 6 months of use left in them at time of occupancy. Replacement of these annually is recommended and would be the responsibility of the renter to do so. This region has exceptionally high levels of manganese in the groundwater which can destroy faucets and toilet tank valves, so these filters are there to remove a great amount of this in conjunction with the water softener. They also remove the bleach added from the disinfection system. (Failure to replace the filters within a proper amount of time could eventually have adverse health effects from microorganisms, so if renter is not wanting to replace them it would be better not to run them at all and leave the cartridge cylinders empty.) Any other equipment or appliances left in the home besides those aforementioned above may be used by the renter for the purpose of maintaining and living in the home but the lessor has no liability in their use or for their replacement should they fail. They also must be left in the home at move-out. Overall, we are looking for a responsible tenant who is looking for a longer term place to call home, is willing to keep the place up, and cares about the place where they go to sleep at night. We consider ourselves reasonable and don't mind some simple customizations (i.e. like choosing the color to paint the wall of the bedroom, hanging pictures, etc...) to make it feel more like home as long as those customizations don't cause any damages, require an excessive amount of effort to restore them back to their original condition, or detract from the property value or the quality of the ambience. It is understood with a long term lease that someone would want to make the space comfortable to their preferences and we would like to be as reasonable as possible.
