Lease term: 12months 1.Monthly Rent Tenant agrees to pay monthly rent in the amount of $2,400, due on the 1st day of each month. Late fee after 10 days from the 1st is $100 fee. First Month's Rent Prior to occupancy, Tenant shall pay the first month's rent in the amount of $2,400 if on the first on the month or in pro-rated dates of moving in. 3. Last Month's Rent (Prepaid Rent) Prior to occupancy, Tenant shall pay last month's rent in the amount of $2,400. This amount is prepaid rent and shall be applied only to the final month of tenancy. Last month's rent is not a security deposit and shall not be used for damages, cleaning, unpaid fees, or any other charges. If the monthly rent is lawfully increased during the tenancy, Tenant agrees to pay the difference between the prepaid last month's rent and the increased rent amount prior to the final month of tenancy. 4. Security Deposit Tenant shall pay a separate security deposit in the amount of $2,000 The security deposit shall be held in accordance with Washington law and may be used for damages beyond normal wear and tear, cleaning, or other lawful charges as permitted by statute. 5. Early Termination of lease: Tenant is responsible for rent until the unit is re-rented or the lease term ends, whichever occurs first, in accordance with Washington law. 6. Pets: No pets allowed 7. Smoking: Smoking or vaping of any substance is not permitted inside the dwelling or on the premises. 8. Utilities: Tenant is responsible for payment of the following utilities: electric, gas, water, sewer, trash, Internet. Tenant is responsible for any late fee payments for utilities. 9. Occupancy: The premises shall be occupied only by the following persons under contract/term lease. No additional occupants may reside on the property without prior written consent of the Landlord. 10. Maintenance and repairs, yard and seasonal care: A) Landlord Responsibilities: This includes: Structural components (roof, walls, foundation, stairs) climbing, sewer, and water systems, electrical systems, heating systems, hot water heater, built-in appliances provided by Landlord, smoke and carbon monoxide detectors, repairs necessary to protect health and safety Landlord shall not be responsible for damage caused by Tenant, occupants, guests, or unauthorized pets (No pets allowed on lease term). B) Tenant Responsibilities General Maintenance: Tenant agrees to: Keep the premises clean, sanitary, and in good condition, use all appliances, plumbing, and fixtures properly, promptly notify Landlord of any maintenance or repair issue, including minor issues, prevent damage by reporting leaks, clogs, or malfunctions immediately. Failure to report maintenance issues in a timely manner may result in Tenant being responsible for any resulting damage charges. C) Tenant-Caused Damage & Repairs: Tenant shall be responsible for the cost of repairs resulting from misuse, negligence, abuse, or failure to promptly report a maintenance issue by Tenant, occupants, guests, or pets, regardless of repair cost. This includes but is not limited to: Broken fixtures or appliances due to misuse, clogged drains caused by hair, grease, or foreign objects, damage to flooring, walls, doors, or windows, frames, pest infestations caused by poor housekeeping Normal wear and tear is excluded. D) Routine Maintenance Assigned to Tenant: Tenant is responsible for routine maintenance items, including: replacing light bulbs, replanting smoke and carbon monoxide detector batteries, replacing HVAC filters as needed, minor drain clearing caused by hair or debris, resetting tripped breakers E) Yard & Exterior Care: Unless otherwise stated in writing, Tenant is responsible for routine yard maintenance, including: Regular lawn mowing and edging, watering landscaping as needed, weed and pest control, keeping yard free of trash and debris, proper use of irrigation systems Tenant shall not remove trees, shrubs, or landscaping or shall not plant new trees, flowers and shrubs without prior written consent of Landlord. F) Seasonal Responsibilities: Tenant agrees to perform the following seasonal care: Fall/Winter: Keep walkways, driveways, and entry areas free of snow and ice, take reasonable steps to prevent frozen pipes (maintain heat, drip faucets when necessary) Spring/Summer: Maintain landscaping and prevent overgrowth, monitors irrigation systems for leaks or malfunctions and report promptly Tenant shall be responsible for damage resulting from failure to perform seasonal care duties. G) Emergency Repairs: Tenant shall immediately notify Landlord of any emergency condition, including but not limited to water leaks, no heat, electrical hazards, or flooding. H) Maintenance and repair clause Tenant agrees to notify Landlord promptly of any maintenance issue, including minor issues, to prevent further damage. Failure to report may result in Tenant being responsible for resulting damages. 11) Alterations: Tenant may not make alterations interior/exterior, paint, or modify the property without prior written consent of the Landlord. 12) Entry by Landlord: Landlord may enter the premises with at least 48 hours' notice for repairs, inspections, or showings, except in emergencies.
