Lease Description & Key Terms 1. Lease Term This Lease shall be for a fixed term of twelve (12) months, commencing on [Start Date] and ending on [End Date] ("Lease Term"). Upon expiration of the initial Lease Term, the Lease shall automatically convert to a month-to-month tenancy unless terminated by either party in accordance with this Lease and applicable Missouri law. 2. Use and Occupancy The Premises is a single-family residence and shall be used solely as a private dwelling by the Tenant(s) listed in this Lease. No other persons may reside in the Premises without prior written consent of Landlord. Subleasing, assignment, or short-term rental of the Premises is strictly prohibited without Landlord's written approval. 3. Rent, Due Date, and Late Fees Monthly rent is due and payable on the 1st day of each month. If rent is not received by Landlord by the 5th day of the month, a late fee of $25.00 shall be assessed. Acceptance of late or partial rent shall not waive Landlord's right to enforce the terms of this Lease or constitute a modification of this Lease. 4. No Smoking Policy Smoking, vaping, or the use of tobacco, marijuana, or any other smoking substance is strictly prohibited inside the Premises, including all interior spaces, basements, garages, and enclosed areas. Violation of this policy shall constitute a material breach of the Lease and may result in charges for cleaning, odor remediation, and damage repair. 5. Pet Policy A maximum of three (3) pets are permitted on the Premises, subject to Landlord approval. All pets must comply with all applicable local and state ordinances, including licensing and vaccination requirements. Tenant is fully responsible for any damage, odors, noise, infestations, or disturbances caused by pets. Unauthorized pets constitute a Lease violation and may result in fines, required removal of the pet, or termination of tenancy. Service Animals and Emotional Support Animals will be accommodated in accordance with applicable federal and Missouri fair housing laws. 6. Tenant Maintenance Responsibilities Tenant shall maintain the Premises in a clean, sanitary, and safe condition at all times. Tenant responsibilities include, but are not limited to: Routine housekeeping and cleanliness Promptly notifying Landlord of maintenance issues or safety concerns Proper disposal of trash and recyclables Replacement of light bulbs, smoke detector batteries, and HVAC filters Lawn care, snow removal, and exterior upkeep, including mowing, leaf removal, and keeping walkways clear Proper use of plumbing, appliances, and fixtures to prevent damage Tenant shall not make repairs, alterations, or improvements without prior written consent of Landlord. 7. Alterations and Improvements Tenant may mount televisions or hang items on walls, provided that all holes are properly patched and repaired prior to move-out. No painting, remodeling, or permanent alterations are permitted without prior written approval from Landlord. Any approved alterations shall become the property of Landlord unless otherwise agreed in writing. 8. Insurance Requirement Tenant shall maintain renters insurance for the duration of the Lease with minimum liability coverage of $300,000. Proof of insurance must be provided prior to move-in and upon renewal. Landlord shall be listed as an interested party on the policy. 9. Right to Cure Lease Violations In the event Tenant violates any provision of this Lease, Landlord may provide written notice specifying the violation. Tenant shall have the opportunity to cure the violation within the time period required by Missouri law, unless the violation poses an immediate health or safety risk or is non-curable. Failure to cure may result in termination of tenancy and further legal action. 10. Returned Payment / NSF Fees If any rent payment is returned for insufficient funds, stopped payment, or any other reason, Tenant shall be responsible for a $35.00 returned payment fee, plus any bank charges incurred by Landlord. Repeated returned payments may require future rent to be paid by certified funds. 11. Landlord Right of Entry Landlord may enter the Premises with reasonable notice for purposes including, but not limited to, inspections, repairs, maintenance, showings, or emergencies. In the event of an emergency, Landlord may enter without prior notice, consistent with Missouri law. 12. Early Termination / Break-Lease Tenant may not terminate this Lease prior to the expiration of the Lease Term without Landlord's written consent. If early termination is approved, Tenant shall remain responsible for rent until the Premises is re-rented or the Lease Term expires, whichever occurs first, and may be responsible for reasonable re-letting costs as permitted by Missouri law. 13. Move-Out Condition and Security Deposit Upon move-out, Tenant shall return the Premises in substantially the same condition as received, ordinary wear and tear excepted. Tenant is responsible for cleaning, trash removal, lawn restoration, patching of holes, and any damage beyond normal wear. Deductions from the security deposit may be made for unpaid rent, damages, cleaning, or other charges permitted by Missouri law. An itemized statement will be provided as required. 14. Compliance with Laws Tenant agrees to comply with all applicable federal, state, and local laws, ordinances, and regulations, including but not limited to noise ordinances, occupancy limits, and property use regulations.
