This 1940 brick Colonial Revival two-story house of character is on a lamplit historical Champaign brick street. With 3 bedrooms, 1.5 bathrooms, a full basement (half finished), and a garage converted into an all-seasons room, this house has lots of distinct spaces for various needs. This cozy home holds an updated kitchen, new appliances, renovations to both bathrooms, wonderful arched doorways, and a wood-burning fireplace (inspected chimney, new American made heavy duty doors, and new mantel). The basement has been insulated with waterproof closed-cell foam insulation and more cellulose has been added to the attic. The house has nearly all new appliances. The stainless steel 3-rack Bosch dishwasher was installed in 2019, along with the high-efficiency steam LG washer and dryer. In 2020, we installed the GE front control convection gas range with integrated nonstick griddle. The house is efficient, especially for its size. It has helped that we’ve upgraded most of the appliances, replaced most of the home with LED lighting, and installed an Ecobee smart thermostat (2019). Previous owners added a whole-house humidifier in 2014 to regulate the moisture during winter. The attached garage has been transformed into an all-seasons room with beautiful double glass doors with builtin blinds and sidelight, double screen doors on the front and easy access to the backyard off the back. It's a large, bright space perfect for an open entryway and easy access to the house from the driveway. It could be used as a home gym, playroom, office, studio—anything, really. The door could also be easily removed to convert the space back into a single car garage if that's preferable. We installed an external sensor light in front of the garage entry doors to light the driveway, along with replacing the front porch lights with modern sensor lights that cast a soft glow similar to the beautiful streetlights in this neighborhood. The electrician who installed the lights also inspected other parts of the home to ensure the electricity was working well. We have a large raspberry patch in the back along with a large garden plot and well-planned landscaping to allow for blooming flowers from early spring all the way through autumn. In 2018, we built a large wood shed in the backyard perfect for storing lawn tools and a host of other things. Additionally, we added a freestanding plastic toolshed just outside the garage backdoor for additional storage. We removed a large cherry tree that dwarfed much of the front yard, allowing the beautiful 1940s brick colonial revival front of the home to be seen from the street. We also took out two apple trees to free up space in the fenced backyard for gardening, playing, and just enjoying the space, which is huge for a house in the location. The yard was leveled and replanted with Kentucky bluegrass in 2014. Radon mitigation was performed in 2015 during the purchasing process. We replaced the back roof over the basement stairs in 2018, adding flashing and new shingles. We pulled up old carpet that was glued to the basement floor in 2018 and fully refinished the floors. We had fiber optic internet installed in 2019. We removed an old carpet runner from the stairs, revealing the beautiful original wood treads that end in a gorgeous curved bottom step and banister.
