Upon expiration, this agreement shall automatically convert to a month-to-month agreement unless either the tenant or landlord provides written notice at least 30 days prior to expiration to terminate or modify the lease. Advance Payment: A 1-month advance payment is required at the start of the lease. Utilities: Utility and electricity bills are included in the rent. If the tenant owns an electric car, an additional $70/month will be charged for using the home car charging port. Restrictions: No smoking and no pets are allowed on the property. No subletting or subcontracting of the unit, rooms, or any part of the property is permitted under any circumstances. Lease Termination: After the initial lease term or during the month-to-month agreement, a 30-day advance written notice is required by either party to terminate the lease. If the lease is broken before the end of the term, the tenant must pay either: 3 months of rent, or The remaining months' rent, if less than 3 months remain in the lease term. Rent Payment: Rent must be paid on or before the 5th day of each month. Late payments will incur a $25 fine per day until the rent is paid in full. Damage and Repairs: The tenant is responsible for repairing or replacing any damage to appliances, the home, or the property caused by them. The landlord will handle appliance repairs due to normal wear and tear. Condition of Property: The property, including all appliances, must be returned in the same condition as it was provided at the start of the lease. By signing this agreement, the tenant agrees to all terms and conditions listed above.
