This deal has the potential to give the buyer a $20-40k in equity within a year, as most lenders will use the original appraisal at acquisition. I’ve never seen a house offered for less than TAX APPRAISED value! Bryans Road is not the same as when I acquired this property in 2011. The $650k homes down the road will affect the rental potential(currently $1700-2300/month) of your home when you leverage this equity for your next home!
