The apartment is small, about 500 square feet. FOR ONE PERSON ONLY. REPEAT FOR ONE PERSON ONLY. Don't bother asking if I'd consider an additional person. I will say NO. Lease contract is for an initial six months, then yearly thereafter. Located in a nice residential area, quiet street, plenty of street parking. ShopRite shopping plaza is within walking distance. Near NYC bus line #116, which runs from Perth Amboy, NJ to the Port Authority Bus Terminal in NYC. Hot water is included. Electricity IS NOT included in the rent, and is a tenant responsibility. The ceiling is low. If you are over 5' 6" tall, this might not be for you. The security deposit is one and one half months (1.5) rent. ($1500). Lease contract is for an initial six months, then yearly thereafter. Monthly electric bill higher than $25 will be tenant responsibility. For example, if this month's electric bill is $45, tenant is responsible for the amount over $25, which is $20. Absolutely No smoking. Other tenants are highly sensitive to the smell of any smoke. Street parking is available. Private entrance. Absolutely NO PETS. No cats, no dogs, no other terrestrial animals. Small fish tank with fish is OK. NO alterations, additions or changes to the apartment (painting, shelving, walls, etc) are allowed without first consulting with the landlord. All such requests are subject to landlord approval. Any unauthorized changes to the apartment are a violation of the lease and will automatically terminate the lease. Overnight guests are limited to one person, once a week maximum. Tenants are responsible for any damages beyond normal wear and tear caused by them, their family, or guests. No subletting. Residential use only. Commercial activity prohibited. Apartment includes electric oven, microwave oven and refrigerator. Tenant must request approval for any additional appliances (ie dishwasher, air conditioner, exterior security camera, etc). No nuisance. Tenant is prohibited from creating excessive noise or disturbances that would disrupt other tenants or neighbors. Quiet hours are between 9pm and 7am weekdays. Quiet hours are between 10pm and 11am weekends. Tenant is responsible for keeping the apartment clean. Tenant is required to keep the property clean and sanitary and to maintain any yard or garden areas as specified in the lease. No satellite dish installation allowed. No water beds. No flushing of "flushable" wipes: Only human waste and toilet paper should be flushed. Plumbing repair costs in the case of clogged toilet will be charged to the tenant. No open flames indoors. This includes candles and incense.
