A credit report will be obtained for each applicant. The report should demonstrate responsible financial management. Criminal background checks will be conducted on all applicants and occupants aged 18 and older. A minimum of 2 years of positive rental history or homeownership is required. Applicants without prior rental history may be required to provide additional references or may need a co-signer. A maximum of 2 cats OR 1 dog per household, all other animals are prohibited. A non-refundable pet fee of $250 per pet is required. Monthly rent per pet is $25. Pets must be approved in advance, and certain breeds are prohibited. A security deposit of one month's rent is required at the time of lease signing. The security deposit is refundable upon the expiration of the lease, provided there are no damages, unpaid rent, or other lease violations. The standard lease term is 12 months.
