LEASE TERM This is a month-to-month residential lease beginning on ____________________. Either party may terminate this Lease with thirty (30) days' written notice in accordance with Michigan law. RENT Monthly Rent: $800.00 Rent Due Date: 1st of each month Rent is considered late after the 5th of the month at 5:00 PM. APPLICATION FEE Each adult applicant (18 years or older) must pay a non-refundable application fee of $50.00. This fee covers the cost of a credit check and background screening. SECURITY DEPOSIT / MOVE-IN COSTS Tenant shall pay a total move-in amount of $1,600.00, due prior to receiving keys, consisting of: $800.00 First Month's Rent $800.00 Last Month's Rent (held as a security deposit) The security deposit may be applied to unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lawful charges in accordance with Michigan law. Smoking of any kind is prohibited inside the unit. ________________________________________ 9. PET POLICY Cats are allowed. Tenant is fully responsible for any pet-related damage, odors, or pest issues. No dogs or other animals are permitted without written approval. ________________________________________ 10. MAINTENANCE & UPKEEP Tenant must keep the property clean and sanitary and report maintenance issues in a timely manner. ________________________________________ 11. UTILITIES Tenant is responsible for all utilities, including gas, electric, sewer, trash, and internet. Water is paid by the Landlord. ________________________________________ 12. RENTER'S INSURANCE Tenant must maintain renter's insurance covering personal property and liability for the duration of the tenancy. ________________________________________ 13. ILLEGAL ACTIVITY Illegal activity of any kind is strictly prohibited and is grounds for immediate lease termination. ________________________________________ 15. ALTERATIONS No alterations, painting, or modifications may be made without written approval from the Landlord. ________________________________________ 16. NOISE & NUISANCE Tenant shall not disturb neighbors or engage in excessive noise or nuisance behavior. ________________________________________ 17. RIGHT OF ENTRY Landlord may enter the premises with proper notice or immediately in case of emergency. ________________________________________ 18. ABANDONMENT If the property is vacated with unpaid rent or without notice, it may be considered abandoned in accordance with Michigan law. ________________________________________ 19.
