The occupancy of our home is determined based on the number of bedrooms. For the purpose of this policy, a bedroom is classified as a dedicated space within the premises, primarily used for sleeping, equipped with at least one window and a closet for clothing storage. Two persons are allowed per bedroom, + one. 2. We permit a maximum of two persons per bedroom, with the addition of one extra person. 3. This property is NON SMOKING. General Statements 1. Each applicant will be required to complete an application individually. 2. The following documentation will be required within 24 hours of submitting an application: 1. Government issued photo ID (front and back) and Selfie 2. Proof of income: 3 months of bank statements in PDF format from the account your payroll check is deposited into (please include all pages), 3. Proof of income: 3 full months of pay stubs (or an offer letter if you have not been employed there for 3 months). **If you have been at your job for less than 3 months, we will also need prior paystubs to show consistent employment. 3. Inaccurate or falsified information will be grounds for denial of the application. ... 6. Denial of one applicant will disqualify the entire application. 7. All information collected will be used to determine qualification, including minimum credit score of 500. 8. **Please note, there is a $395.00 accommodation fee for adding or removing a tenant from an executed lease.** Important: Income Criteria Household monthly income should be equal to two times (2) stated rent, and must be from a verifiable, legal source. If your rent income does not meet this, you will not qualify. Current paystubs for past 3 months AND 3 months of full bank statements, no omissions. Employment Criteria Twelve months of verifiable employment will be required if used as source of income Self-employed applicants will be verified through state corporation commissions, and will be required to provide the last 3 years of full tax returns. Rental Criteria Twelve months of verifiable contractual rental history from a current unrelated, third party landlord or home ownership is required. Three or more 72 hour notices / 10 Day Notices for non-payment of rent within one year will result in a denial of application. Two or more dishonored checks within one year will result in denial of the application. 9. Rental history reflecting any past due or unpaid balances to a landlord will result in denial of application. 10. Rental history including two or more noise disturbances or any other material non-compliance with the rental agreement or rules within the past two years will result in denial of application. 11. Tenants are required to be eviction free for the past 5 years. 12. Mortgages with past due amounts will be denied. 13. Rental references outside of the past 12 months will not be considered. 14. Upon approval of a Tenant/Group and within 24 hours of receiving the Lease Agreement, the Lease must be signed by all tenants and the security deposit must be paid to secure the Rental Property. Otherwise we will move forward and proceed with the next applicant. Credit Criteria 15. Negative or adverse debt showing on the consumer credit report will be denied. 16. Three or more past due accounts, judgments, liens or collections (not related to medical expenses) will result in denial of the application. 17. Discharged Bankruptcy reporting the last 5 years requires an additional deposit. In Bankruptcy currently, application will be denied. 18. Overall good credit score is important. Credit Score must be a minimum of 600. 19. Due to the increase in rental applications we receive, we would appreciate your response within 24 hours of this notice of approval to let us know if you intend to move forward with this home. If we do not hear from you within 24 hours we will have to move forward with the next approved applicant. Co-signer policy We do not allow or accept Co-Signers. All applicants must qualify on their own. Ready to Rent Graduates If applicant fails to meet any criteria related to credit, evictions and/or landlord history, and applicant has received a certificate indicating satisfactory completion of a tenant training program such as "Ready to Rent" or "Rent Well" Owner/Agent will consider and any other information supplied by applicant is sufficient to demonstrate that the applicant will successfully live in the home in compliance with the rental agreement. Based on this information, Owner/agent may waive the credit, eviction and/or landlord history screening criteria for this applicant. Upon receipt of the rental application and screening fee, Owner/Agent will conduct a search of public records to determine whether the applicant or any proposed tenant has been convicted of, or pled guilty to or no contest to, any crime. *Please email us for details on grounds for denial of the rental application: Application Process STEP 1: Everyone over the age of 18 needs to apply to the unit. Applications will not be considered complete until all over 18 have submitted their application and all supporting documents. Missing any document (e.g., front or back of driver's license) makes the application incomplete. STEP 2: Completed applications are sent for credit and background screening and then reviewed by our applications team. No refunds. STEP 3: Upon approval, applicants have 24 hours to sign the lease and pay the security deposit. Any changes to lease start or end dates incur a $75.00 lease change fee.
