The following applies to all offers: 1. Property is being sold as is. 2. Due diligence must be performed prior to submission to court for approval. 3. Sale is contingent upon Approval of the Clarke County Probate Court. Note: In the past, with similar contracts requiring probate court approval, we have experienced a 60 to 90 day waiting period for approval. Offer must include the following special stipulation: Seller's obligations under this agreement are contingent upon approval of the Clarke County Probate Court on or before (allow a min of 90 days from date of expiration of due diligence period). In the event court approval is not received on or before (allow min of 90 days from expiration of due diligence), Buyer may terminate this agreement without penalty with notice to seller. 4. All parties agree that closing date shall be within 30 days of all parties receiving written notification of court approval. 5. Seller shall have no obligation to provide, nor will buyer receive from seller, a Seller's Property Disclosure Statement.
