This property has a spectacular setting for your dream beach house or higher-density housing project. The existing home is perched on a low bluff with terrific views of the Yaquina Head Lighthouse. There is a private access path leading to the beach and the property is protected from the ocean surf by a recently improved seawall. The original home was constructed in 1967 and expanded in 1985. Slide activity on adjacent land and undeveloped portions of the property damaged a few outbuildings in recent years. In May 2022, the owners engaged a geologist to study surface soil conditions and monitor land movement. The geologist report published in September 2024 indicates no discernible land movement was detected during the study period. The report also includes recommendations for future site development work. An A-frame adjacent to the main house has obvious structural issues. The geologist report indicates the issues were likely caused by improper fill before the structure was constructed. The owners have closed this building to occupancy due to safety concerns. The main house is habitable and has been rented for the past few years. However, the house needs repair and may be near the end of its useful life. The owners intend to sell the property as is and not be involved in any repairs. The optimal use of this property may be for higher-density housing. The City of Newport zoning ordinances currently allow for single family, duplex, townhouse or cottage cluster projects on R-2 zoned properties.
