The laminate floor floor, living room area rug, table, bed, mattress, fridge, freezer unit, shower, bathroom sink are all new in 2026. The hot plate is barely used (One two-month renter used it). The microwave and toaster oven are in good condition. The shelving unit that makes the kitchenette is less than a year old. We stock with initial supplies. Including a Keurig and Keurig coffee and teapods, dish soap and counter cleaners, toilet cleaner, shampoo and conditioner, soap, Kleenex paper towels and toilet paper. You will have to restock but we make your initial entry a soft landing hopefully. Internet is dedicated to your unit and almost never used by the people in the house because they have their own internet. So you should have reasonably good internet speed and connection for the most part. As good as it gets on that particular network in Reno. Again, this is a great place for short-term rental when you don't want to settle in with your own furnishings. For example, for people traveling through the area such as traveling, nurses and med techs. Or someone looking for a few months of a ski vacation or time to hike in Reno's mountains for a handful of months. Reno has lots of festivals in the summer as well- art town, balloon races, rib cook off, Burning Man and more. We have a minimum of a 3-month rental lease. If you are staying a little longer and want to grow herbs or veggies on your side of the cottage, you can tap into the drip system to grow some things. This part of Midtown has streets alternating with alleyways. These alleyways are generally quiet and people walk, kids ride bikes, etc. There is some traffic but it generally isn't fast moving. So the cottage itself has a nice quiet feel even though it is in busy Midtown. This is a hate-free property. All are welcome. Queer friendly. This is a small - perhaps tiny is a better word - furnished studio cottage. Your rent includes heating and AC which is a split unit on the wall, water, sewer, power, waste removal, internet. We expect utilities to be within reason and the lease will have a clause that if utilities skyrocket do to the renter's use the renter will cover the extra. But ordinary everyday use- knowing the summers can get very hot, here- is acceptable. We just don't want somebody leaving the doors open and running the heat or the AC. Many of the furnishings are new or less than a year old. As of 2026 anyway. The floor is laminate with rugs. The bed is a queen size. The table is small and has two foldable sections so it can shrink down quite little or be a nice little desk. Or a very reasonable table for one. This unit really is a one-person unit. Due to the small size. The bathroom has a shower and a toilet and a sink. The kitchen is really a kitchenette. You have a sink, fridge freezer, microwave, modern hot plate, toaster oven. In many ways it's ideal for shorter term stay versus longer term living. The benefits are we are and alley in Reno Midtown. Thus, the setting is relatively private. On one side, there's an empty lot. That lot has a dedicated parking spot for the cottage. On the other side. Is a yard separating you from a house that is a separate residence. That yard is for the other residence. But you have a yard between you and somebody else's walls. So you have a reasonably quiet place especially for the busy hopping Midtown area. Midtown Reno is busy with restaurants and shopping and walkable stores. We are also very close to Reno public market where there is dining and sometimes events. In that same shopping center is a CVS and a Sprouts. All minutes away. We are about 10 minutes from Renown regional Hospital on Mill and St. Mary's on Arlington and 6th. We're about 15 minutes from Northern Nevada medical on Longley. So medical professionals looking for a furnished place will find reasonable commutes in those directions. The lot is empty and we did put up a little table and a chair for anybody who likes outdoors. You can sit and have your coffee etc. That side of the house has a door that opens into the lot and there is a screen on that door so you can leave it open when the weather is warm. Also, there's a drip system on that side of the cottage. It feeds some flowers. It's a great spot. If somebody wants to plant some veggies or herbs. It gets morning Sun but afternoon shade which is great in these hot Northern Nevada summers. Please take a look and certainly consider how small it is. The bed is a queen so it takes up a good part of the apartment. But it's a great place to lay your head and have a quick meal and enjoy Reno. We would consider a small indoor pet. Outdoor pets don't do well as it is a busy area of town and the residence next door has a dog. If the indoor pet is small and can live in a small space, we would charge a pet fee per month or collect a one-time pet deposit depending on how long you are staying. It is important to any pet does not leave stains on the floor or carpet. Lease is month-to-month with the expectation of a minimum of 3 months.
