Before we proceed with any rental agreements, we would like to inform you of our policies that could make or break the deal for you. Application Fee and Credit Check: There will be an application fee per adult for all rental applications. In addition, we will be checking the credit scores of all applicants. Please note that a low credit score may result in a higher initial deposit. Pet Policy: Small, non-violent animals will be allowed with an initial one-time pet fee and a small percentage rent increase per month. However, certain dog breeds will be restricted due to insurance policies. Please contact us for more information on our pet policy. Smoking Policy: We have a strict no-smoking policy inside the rental property. Smoking is only allowed outside the property. Income Requirement: Ideally, the combined household income of all applicants should be equal to three times the rent. However, we understand that each applicant's financial situation is unique. As such, we may consider prior rental history and job history to supplement income if deemed necessary. Deal Breakers: We may reject rental applications for poor credit history, insufficient income to pay rent, negative references from a previous landlord or employer, a criminal conviction, or a prior eviction lawsuit (even one that you won).
