Thank you for your interest in my home (maybe someday soon, your home). It is a wonderful home in the great neighborhood of Sunset Hill; I think the best neighborhood in Bloomington. Sunset Hill is filled with kind and thoughtful neighbors, very safe, accessible to the community, and a million other attributes that make Sunset Hill special. The people who move here stay here, including my neighbor, who has been here over 60 years. I never wanted to leave but decided to build a home. Since it is almost complete, it is time for me to move on after 15 years here. Attributes of the home: • Built in 1929, it is a traditional bungalow with a large, windowed front porch, family room, kitchen, two bedrooms, “Jack and Jill” bathroom, built-in cabinets in the kitchen, and back porch which makes for a nice office in today’s world. • Two bedroom and one bathroom • It has a large fenced-in backyard (and dog door in the back-porch screen door). • Sale of property includes the lot to the west, which offers options for additions. • Over a basement and does have a garage which will fit a small car or sedan. • It has a fire pit in the backyard, perfect for hanging out with friends and family. • Sunset Hill is still considered “county”, so taxes are approximately $300/yr. (with homeowners and mortgage exemptions). Yes, per year. Updates: • High-efficiency furnace and AC in 2012 • Kitchen countertops (granite), cabinets, and sink • Windows (except for back porch) • Bathroom tile and floors • Roof (about ten years old) • Updated electrical service/panel from "knob and tube" A few things that I would like to mention that are not included but negotiable: 1. The murphy bed in the spare bedroom. It has served me well and I plan on taking it with me, but if it is something that you could use then we can discuss a purchase price. 2. There is a stereo system, TV, Wi-Fi equipment that is wired from the family room into a cabinet in the kitchen. I plan on taking this with me, but it can be discussed. 3.
